After a previous design was not accepted by governmental agencies, PACE was hired by Shea Homes to redesign the on-site drainage system for their 820-acre active adult residential community. PACE authored a revised master drainage plan and designed an environmentally sensitive and aesthetically pleasing drainage system for the entire project. PACE’s alternative gained acceptance by water districts and county and federal agencies, and greatly reduced drainage improvement costs.

PACE designed all flood control facilities on-site and off-site, which minimized intrusion to the natural hillside landscape and terrain. Drainage designs included 14 open channels totaling 14,000 lf and four detention basins totaling roughly 161 acre-ft in volume. PACE’s drainage designs were integrated into lakes, streams, and waterfalls, featuring manmade rock, which added aesthetically pleasing amenities to the already picturesque 1,500 active adult home sites, 18-hole golf course and clubhouse facilities, recreational center and open space areas. PACE also designed all 6 lakes on the project. Finally, PACE created the rough grading plan to ensure that the drainage features were integrated with the golf course design, residential sites, and landscaping plans.
